Villa Le Rose and the Todi view you don’t expect!

Le Rose is a delightful house built entirely of stone with a breathtaking view of the town of Todi in the foreground.

Built in the 19th century as an agricultural outbuilding, it has come back to life thanks to careful restoration with essential furnishing that is, at the same time, elegant and refined with colours that decorate the rooms without being too heavy, restoring an intimate and harmonious image. Le Rose is ideal for those looking for a quiet, romantic holiday in a private, welcoming place, far from daily chaos but, at the same time, within a few kilometres from all amenities. The fenced-in garden, with green lawn and multiple blooms, the swimming pool and the portico create an outdoor area of peace and harmony that continues in the succession of hills below Todi. The perfect location, therefore, to spend your holidays in beautiful Umbria, a land of art, unspoiled nature and good food. Located in a strategic position, it is the ideal starting point for excursions to Orvieto, Perugia, Assisi, Spoleto and Spello as well as to Florence and Rome, being just 1 km from the E45 highway which connects all Umbria, Tuscany and Lazio. Services and shops for basic needs, also open on Sundays, can be found in Todi and Ponte Rio, just a few minutes away by car.


Le Rose has just one floor. The entrance leads directly into the open-plan living area consisting of a sitting room with fireplace, dining area and fully-equipped kitchen, connected to the portico with outdoor dining area. Two double bedrooms and two bathrooms with shower complete the floor. The whole house is equipped with air conditioning.


A wrought-iron gate leads into the 3000 sq m, completely fenced-in property. Immediately past the gate, an area adjacent to the parking area is embellished by a rich assortment of aromatic herbs and flowers, with roses reigning supreme everywhere, colourful and fragrant. In front of the main entrance is a spacious portico, with a seating area and a dining area and a stone barbecue nearby, inviting guests to eat outside while enjoying the beautiful view. From the house just a few steps will take you to the pool, passing under a beautiful willow whose green branches form a passageway. A small olive grove, a vegetable garden, fruit trees such as figs, apricots, cherries and a majestic palm in the pool area are all part of this well-kept park. In addition, those who wish to do so can collect fresh eggs every morning directly from the chicken coop just outside the fence.

Swimming Pool

The pool is located on slightly lower terracing than the house which is about 20 metres away and is reached across a stretch of garden and then down a few steps. The rectangular pool, with white travertine edge and Roman steps for access to the water, lies in the midle of a large 200 sq m solarium, covered in lawn, with a beautiful view of Todi. Measuring 10 x 5 m with a constant depth of 1.50 m, the pool is lined in sand-coloured PVC and has chlorine purification and internal and external lighting. There is an outdoor cold-water shower, sunbeds and a gazebo equipped with a table seating four. The pool is open from the last Saturday of April to the first Saturday of October.


The property is located less than 5 minutes from Todi and 45 minutes from Perugia. There are various tourist itineraries depending on what you want to see. Thanks to the good geographical position of the house, you can easily visit most of the main sought-after destinations in Umbria, Tuscany and Lazio thanks to the good transport network in the area which is close to the E45 highway. The first train station, for local trains, is in Ponte Rio, just 5 minutes away, while the main station in Orvieto, which is also an exit of the A1 motorway (Autostrada del Sole), is about 30 minutes away. Another A1 motorway exit for Todi is at Orte connected to the E45 Perugia-Cesena highway. For those who love hiking and contact with nature, the Tiber River Park and the Marmore Waterfalls are only 40 minutes away, while small towns such as Cortona or Montepulciano are about an hour away, as are Assisi, Spello, Spoleto and Orvieto. It will take you about 2 hours to get to Florence or Rome by car or train from Orvieto station.
